Flooring Cost Calculator
See the real total for a new floor, not just the box price, but underlayment and installation too. Quick answer: for a 12 × 10 room at $3 per sq ft, expect about $762 installed, or $462 doing it yourself.
How to Use This Calculator
Step 1: Type the room size and pick the extra percentage, 10% is right for most rooms.
Step 2: Type the flooring price per sq ft (it is on the box and the store sign). Add underlayment and labor prices if they apply.
Step 3: Press Calculate for the full breakdown and the total.
Flooring Cost Formula: How the Price Is Calculated
Material cost = sq ft to BUY × price per sq ft. You buy the room area plus the extra: a 12 × 10 room is 120 sq ft, +10% = 132 sq ft to buy.
Underlayment cost = sq ft to buy × its price, it goes under every plank you lay.
Labor cost = ROOM area × labor rate. Installers charge for the room they cover, not for the extra in the box: 120 × $2.50 = $300.
Example total, 12 × 10 room: material 132 × $3 = $396, underlayment 132 × $0.50 = $66, labor $300. Total: $762. Installing it yourself, the total is just $462.
Money rule on this page: every money total is rounded to the nearest dollar, the way a quote looks. The math uses the full numbers, not the rounded ones shown.
Ready Answers: Example Prices
Flooring at $3 per sq ft, underlayment $0.50 per sq ft, labor $2.50 per sq ft, 10% extra included. Totals rounded to the nearest dollar.
| Room size | Material | Underlayment | Labor | Total |
|---|---|---|---|---|

| 12 × 10 ft | $396 | $66 | $300 | $762 |
| 12 × 12 ft | $475 | $79 | $360 | $914 |
| 15 × 12 ft | $594 | $99 | $450 | $1,143 |
| 20 × 15 ft | $990 | $165 | $750 | $1,905 |
Common Mistakes to Avoid
1. Pricing only the room area. You must BUY the area plus the extra (132 sq ft for a 120 sq ft room). Pricing 120 sq ft leaves you one box short.
2. Forgetting removal of the old floor. Pulling up old carpet or tile can cost extra, ask if your installer includes it.
3. Forgetting trim and transitions. Baseboards, door trim and the strips between rooms are small extra costs on almost every job.
4. Paying labor on the buy amount. Labor is charged on the room area. If a quote charges labor on the bigger buy amount, ask why.
Questions People Ask
The store prices flooring by the box, not per sq ft. What do I type?
Divide the box price by the sq ft in the box (both are written on the box). Example: a $60 box covering 20 sq ft = $3 per sq ft. Type 3 as the flooring price, and 20 in the box box to also see how many boxes to buy.
How much do installers charge?
Commonly about $2–$4 per sq ft for laminate and vinyl plank, more for real hardwood. Get the rate in writing and check whether old-floor removal is included.
Do I always need underlayment?
Laminate almost always needs it. Many vinyl planks have it already attached, then type 0. The box or the store page will say “attached pad” if it is included.
Why is labor counted on the room area, but material on the bigger amount?
Because that is how the job works: the installer lays floor over the room (120 sq ft), but you must buy extra boxes for cuts (132 sq ft). Material follows the buy amount; labor follows the room.
Is DIY installation worth it?
On the 12 × 10 example it saves the full $300 labor. Click-lock laminate and vinyl are made for DIY, most people finish a simple room in a day.
